Roslyn Library & Community Hall Phase 1 – Foundation Package

The scope of this project included demolition of the two front porches, raising the 107-year-old building (built in 1904) approximately 5’ feet in order to demolish the old foundation walls and footings, and building a new foundation for this historical building. The building was raised using crib piles and several levels of steel beams strategically placed to enable easy removal thru planned foundation wall openings. After removal of old foundation walls, footings and slab, we installed 125 pin piles into the ground to a depth of about 46’ feet and evenly spaced along the perimeter as well as interior grade beams (footings). These pin piles are 4” in diameter steel pipe with the top 6” of pipe (including cap) extending into the new concrete grade beams. We then formed for new foundation walls about 9’ feet tall including a form liner on the exterior sides of the walls which gave the concrete a look of horizontal wood boards / siding. Further work included perimeter drainage and waterproofing, wood posts and glulam beams on the interior ground floor, insulation and siding on the front followed by reconstruction of the two entry porches, wood shingles on the two porches, new mechanical room with new furnaces, controls, and related accessories, new windows and doors, paint, ground floor slab with grind, polish and stain, and more.
